Deal Corner: Michigan Projects Started, Completed

St. Louis Auto Wash and Service Shops
Mr. Dan Hubler recently purchased .44 acres in St. Louis, Mich. for $180,000. Demolition of a former gas station and auto repair shop has made way for new construction of a seven-bay building for Discount Muffler & Brake. This new business, opening spring 2005, will also offer wheel alignments and supplies and sell its own parts. Mr. Hubler, owner of several similar shops in the mid-Michigan area, promotes his specialty as a “fast in and out” shop.
Also in St. Louis, Mich., Mr. Paul Dixon of Dixon Investments opened a new 1.5-acre facility. This project included the demolition of a former gasoline station in order to construct a new auto wash with two automatic bays and four self-serve bays. This $650,000 investment boasts of its architectural stone and pitched roof as well as its cutting-edge technology. The unique aspect of this car wash is its swipe card system that enables a customer to purchase ten washes and get one free.

Ferndale Single Family Homes
The City of Ferndale, Mich. approved the brownfield plan submitted by Homestead Construction involving the redevelopment of the abandoned Clark School building, which was originally constructed in 1926. Homestead will buy the building and three acres of property from the school district for approximately $1.3 million. After the fuel tank is removed and the building is demolished, 30 new single family homes will be constructed on this site consistent with the walkable, urban nature of the existing neighborhood.

Brownfield Research Web Site
The Wisconsin Department of Natural Resources and the University of Wisconsin-Milwaukee’s Brownfields Research Consortium teamed up to create a Web site focusing on brownfield research.
Research is divided into key categories and alphabetized, and Internet links are provided for many of the citations.
Chris De Sousa, a UWM assistant professor in the Department of Geography, helped coordinate the project and is the Consortium’s co-director.
The UW-Milwaukee Brownfields Research Consortium is a new partnership among UWM faculty, government agencies, businesses and non-profit organizations involved in the cleanup and redevelopment of brownfields.

HUD Grants Fund Illinois Supermarket
The South Main Street Redevelopment Project in Rockford, Ill. included the cleanup of a former gas station site and the construction of a 60,000 square-foot supermarket on the site, providing the only supermarket for this low- and moderate-income neighborhood, which lost its only market in the 1980s.
The $7.2 million project was financed by five different funding sources including a $300,000 Brown-fields Economic Development Initiative (BEDI) grant and a $900,000 Section 108 Guaranteed Loan.
